Spring 2024 Newsletter and 'Meet the Contractor' drop-in surgeries

Our Spring 2024 newsletter is just being delivered, updating residents on the progress of the construction of the new council homes at Ashley Road Depot.

Construction is progressing well on the foundations of the new buildings, which have recently been completed. We very much appreciate all your patience during this intensive construction activity. Our team expect to complete all work on the new homes by summer 2026. Over the next few months, you can expect to see more floors added to all the blocks across the site.

We will also be holding informal drop-in 'Meet the Contractor' surgeries with Formation Design and Build Ltd - come and chat to us about the work and ask us any questions you might have. These drop-ins will be held at Living Under One Sun Café and Community Hub, in Down Lane Park, Park View Road, N17 9EX. The dates and times will be:

  • Wednesday 27 March, from 12pm to 2pm
  • Wednesday 24 April, from 12pm to 2pm
  • Wednesday 29 May, from 12pm to 2pm

Our August 2023 Newsletter has just been sent out and includes information about our next in-person event and construction work starting on site for our exciting Ashley Road Depot development, which is set to transform the former depot site into a green, open neighbourhood of 272 new high-quality council homes.

Our Ashley Road Development is part of the council’s ambitious home building programme aimed at delivering a new generation of council homes for local residents. You can read more about the programme here.

Our August newsletter also includes information about working hours, site vehicle traffic flows and how this will be managed by our contractor, Formation Design and Build Ltd.

As part of our efforts to keep you informed, we are holding an in person drop in event on Saturday 19 August, where you can meet the team building the new homes and ask them any question you may have about the construction and what is involved. Further details are below.

Our Summer 2023 Newsletter has just been sent out, and includes invitations to our Meet the Contractor events for our exciting Ashley Road Depot development, which is set to transform the former depot site into a green, open neighbourhood of 272 new high-quality council homes.

Our Ashley Road Development is part of the council’s ambitious home building programme aimed at delivering a new generation of council homes for local residents. You can read more about the programme here.

As you may be aware, the council demolished the vacant depot buildings, and hoarded the area in 2022. Our contractor, Formation Design and Build Ltd, has been undertaking site preparation work, and expects to start the main construction work in July.

As part of our efforts to keep you informed, we are holding three ‘Meet the Contractor’ meetings during June and July where you can meet the team building the new homes and ask them any question you may have about the construction and what is involved. 272 new Council homes for Tottenham Hale

Haringey resident are set to benefit from 272 council homes in the heart of Tottenham Hale, following a decision by the council to double the number of high-quality council properties on the Ashley Road Depot site.

With additional funding from the Greater London Authority (GLA), the initial proposal to build 136 council homes has now risen to provide twice as many council homes for residents in Haringey. Located on Park View Road, close to Tottenham Hale Station, 100% of the homes will be let to residents on the council’s housing register.

Work has begun on the Ashley Depot site which is one of the largest schemes in the council’s housebuilding programme - this is expected to complete in 2026.

Haringey currently has 39 council housing projects under way across the borough – all of which are part of their ambitious programme to build 3,000 new council homes by 2031.

More than a third of the project will be much-needed family sized homes with a development made up of 66 one-bed, 114 two-beds, 67 three-beds, and 25 four-beds. Of these, 28 homes will be fully accessible for wheelchair-users, which matches the council’s achievement of providing 10% wheelchair accessible properties across the programme.

Cllr Ruth Gordon, Cabinet Member for Housebuilding, Placemaking and Development, said:

This scheme is a substantial addition to our ambitious programme of building 3,000 new homes by 2031. At Ashley Road Depot, we will be transforming a brownfield site into a high quality, beautifully landscaped development where tenants will enjoy views over Down Lane Park. Nearby residents will also benefit from increased biodiversity and the planting of more than 70 trees. New pathways through to the park will transform this once industrial site into an amenity for everyone. Ensuring that our council homes are built sustainably and are cheap to heat is very important to us. The materials used for the buildings will mean these homes will be kind to the planet and kind to tenants’ pockets. I am delighted that we are now able to provide 100% council homes on this site. We are committed to exploring all funding options to provide much needed homes for the 12,500 people on our waiting list in desperate need of secure, good quality and genuinely affordable homes. In this case, I’m particularly pleased that we were successful in securing a high grant from the GLA – demonstrating their confidence in our ambitious programme.

The development will provide new entrances into Down Lane Park, with 74 additional trees planted on the site and shrubbery that will improve the landscape and support wildlife. Responsibly sourced and environmentally friendly materials will be used in the construction of the homes and high insulation and solar panels will keep energy costs low for tenants.

In addition to this, the new homes will have high levels of insulation and incorporate other features such as solar roof panels and air source heat pumps that will keep running costs at a minimum for residents.

The council was successful in securing additional funding from the Greater London Authority – the highest rate per property secured by any provider through the Mayor’s Building Council Homes for Londoners scheme – allowing the original proposal of 50% Council rent to be increased to 100% council homes at London Affordable Rent.

Join us for an extra online event "Meet the Demolition Contractors", Wednesday 23rd February, from 6pm

You are invited to join us on Wednesday 23rd February, from 6pm, for an extra online "Meet the Demolition Contractors" event. This online event will give you an opportunity to hear from our demolition contractors, and to ask questions about the demolition work.

What we are doing:

Local residents will have noticed that demolition work has now started on the Ashley Road Depot site.

Our demolition contractors, Hughes and Salvidge, have started demolishing the buildings on site. This will also enable us to complete construction surveys and make the site less attractive to trespassers. Hoarding will also be installed on the perimeter of the site, again helping to prevent unauthorised access, minimise disturbance and to protect the health and safety of the public.

Hughes and Salvidge started work in January and they expect to be working on site for around 12 weeks from Monday 31 January 2022. Their working hours are:

  • Monday to Thursday: 07.30 to 17:30
  • Friday: 07:30 to 16:30
  • Noisy work will not begin until after 08:00
  • These works are limited to demolition. We cannot build the new homes without receiving Planning Permission.

    We expect to submit a planning application in early 2022. This will give residents another opportunity to give their views about our proposals, before any final decision is made on whether this development can proceed.
